Emem Group CDA Scattered Sites Project

DREAM Builders, in collaboration with Emem Group, developed a residential prototype designed for construction across 20 scattered sites. This initiative reflects a strategic approach to neighborhood investment, delivering a consistent, efficient housing model that can be replicated to meet community needs while streamlining design, permitting, and construction processes.

Our role focused on preparing the essential architectural documentation and code analysis required to move each residence from concept to construction. This includes detailed design development, full construction documentation, and ResCheck energy code compliance to ensure every unit met current performance standards. DREAM Builders also provided targeted construction administration services as requested, offering oversight and technical support throughout the build.

By creating a repeatable, code-compliant residential model, the project not only simplified development logistics for Emem Group but also contributed to increasing housing stock efficiently across multiple sites. The scattered-site strategy supports infill development, strengthens the neighborhood fabric, and ensures each residence delivers both function and long-term value to the community.
